Overbuild – Private Development
The Carter Dawson team commenced construction of the private development portion of The Banks in December of 2009. Phase 1 of The Banks includes 300 luxury apartments and 80,000 sf of street-level retail above underground parking and is on-track for a Spring 2011 delivery.
On Block 26, concrete continues to be poured as the parking deck and retail shell progress. Concrete is beginning to be poured on Block 16 for the construction of the retail shell and amenity terrace including the swimming pool. Over the next month, steel will begin to be erected to commence the residential structure above the retail and parking deck levels.
Underbuild - Infrastructure
Phase 1 of the infrastructure portion of The Banks includes a 1,400 space parking garage, or Intermodal Transit Facility, which will be part of the larger Central Riverfront Garage system and a new public street, Freedom Way. The Central Riverfront Garage will be owned and operated by Hamilton County. Freedom Way runs east to west and will connect Elm Street from Paul Brown Stadium to Main Street at the Great American Ball Park.
Phase 1 began with the groundbreaking on April 8, 2008 and remains on schedule and under budget. Construction continues as concrete pours are drawing nearer to conclusion for this portion of the project. The Intermodal Transit Facility parking deck is scheduled to open to the public on June 1, 2010.
Phase 2 of the project is comprised of additional public street construction which includes the realignment of Mehring Way and is already under construction. This phase also includes the development of another city block of parking facilities and should wrap-up around the end of 2011.
The public infrastructure has been constructed through a series of publicly bid trade contract packages: Bid Package 1 through Bid Package 13 (Bid Packages 9 and 11 are trade contract packages for Phase 2 of the public infrastructure project). The Phase 1 and Phase 2 team includes: Hamilton County and the City of Cincinnati (owners of the public infrastructure); Carter (program manager); Messer Construction (construction manger); THP Ltd (architect and engineer, Intermodal Transit Facility); Burgess & Niple (architect and engineer, public streets infrastructure).
Also under construction as part of The Banks project is the Cincinnati Park Department’s new 145-acre Cincinnati Riverfront Park. The first construction package for the Parks project is on schedule to begin in May and the second package is scheduled to begin in June.
